What is Home Watch?

Home Watch is a professional visual inspection service for unoccupied homes. Palm Shores Home Watch provides scheduled inspections of your home while you are away, looking for visible signs of problems such as water leaks, plumbing issues, HVAC concerns, electrical problems, storm damage, security issues, or other conditions that may require attention.

Why do I need Home Watch if I have a security system and or cameras?

A security system can alert you to certain events, but it cannot visually inspect your home. Home Watch provides an in-person inspection of the interior and exterior of your property, helping identify problems that an alarm system may not detect.

How often should my home be inspected?

Palm Shores Home Watch offers weekly or bi-weekly home inspections, depending on your home’s needs and your time away.

We recommend regular inspections because too much can go wrong when an unoccupied home is left unchecked for extended periods. A small water leak, HVAC issue, power outage, or increased humidity can quickly become a much larger and more costly problem.

For example, mold can begin developing in as little as 72 hours under the right environmental conditions. Regular Home Watch inspections help identify potential problems early—before a minor issue becomes a major one.

Our goal is simple: catch problems early, report them promptly, and help protect your home while you’re away.

Can my homeowner’s insurance deny a claim if my home is unoccupied?

It is possible, depending on the terms and conditions of your homeowner’s insurance policy. If a loss occurs while you are away and the policy’s occupancy or inspection requirements have not been met, your insurer may question or potentially deny coverage for certain claims.

Palm Shores Home Watch strongly recommend reviewing your policy and speaking directly with your insurance agent to understand what is required while your home is unoccupied.

Regular Home Watch inspections will help provide documented evidence that your property was being routinely checked while you were away.

Why can’t I have a friend or neighbor check on my house?

A friend or neighbor may be helpful, but professional Home Watch provides a level of training, consistency, documentation, and accountability that a casual check-in may not.

The National Home Watch Association (NHWA) defines Home Watch as a scheduled visual inspection looking for obvious issues. NHWA-accredited professionals must also meet standards for background checks, insurance and bonding, consumer complaint reviews, and adherence to a professional Code of Ethics.

A professional Home Watch inspection provides documented, consistent oversight of your home while you’re away—giving you greater confidence and peace of mind.

What are the most common causes of significant damage in an unoccupied home?

Water damage and mold are among the most serious concerns for an unoccupied home. A small plumbing leak, appliance failure, roof leak, or HVAC issue can go unnoticed and cause significant damage over time.

Mold can develop rapidly when moisture and humidity are present. Regular Home Watch inspections help identify water intrusion, leaks, moisture, and other warning signs before a small problem becomes a major one.

How much does Home Watch cost?

Home Watch pricing depends on factors such as the size of the home, inspection frequency, and services requested. Contact Palm Shores Home Watch for a personalized quote based on your property’s needs.

Can you check my home after a storm?

Yes. Storm-related inspections can be particularly important for seasonal homeowners. We can visually inspect the property for obvious signs of damage or water intrusion following a storm and report our findings to you.

Can you meet contractors or service providers at my home?

Yes, when authorized as part of your service. We can provide access to your home for approved contractors or service providers and document their arrival and departure according to your instructions.
